Bad Tenants in BU Jalan 6

I took over a house in BU from a guy who's leaving to study. I took it fair and square, had a formal agreement, signed and all that. The house is rented to me in my name, from the developer.

My problem is, I have 2 tenants still staying in the MBR of the house, who asked for extension cos they cant move out of the house at the end of their agreement. (30th September 2009) But hey, im not a bad guy, i let them stay as long as they pay me pro rata.

One tenant agreed. The other just said "I'll take it under consideration"

WTF? Dude, its my house, under my name. If you gonna act high and mighty, please do it when you have your own house. You dress up nicely but your assholish behaviour brings shame to you and your parents upbringing. 

NVM, i let it slide. We contacted thru sms and she called as well.

Wanted to talk to her with the presence of another girl who stays at the place. Asks to wait for her bf to come. I have no time, and as the deal is with her, not the BF anyways, and i said so. Her retort? "I also got no time." Hmm. Im the owner responsible, you're the renter, and you have no time for me? Tsk tsk tsk. NVM, The other girl talked to her, and she agreed to pay pro rata at the rate that we asked.

And on the day she leaves, she doesn't want to pay. Citing no agreement between us, no black and white.

Eh? That's even better-lah. No agreement means you're tresspassing. Possesion is 1/10th of the law. I have all the necessary documentations to prove it. You dont.  

Anyways, to cut it short, they left the room parquet all scratched and dirty, from their house moving. Its an MBR, but they have a fridge, a tv, an ironing board, a rice cooker, and i dont know what else. They used a 1 ton lorry and it was laden! FULL! 

Told the guards to stop them, but since they did not commit any criminal acts, they can't do anything.  It rained for a while though, so they were cursing me 'cos electricals and water dont mix, but hey, im seeking justice too.

Landlords beware, they only displayed their assholish behaviour after they moved in, lording it over the real owner of the house even.
